A chase ladder from the day rent is late: SMS, email, reminders, a promise to pay captured, a person brought in at the right point.

The ladder, in order.

  1. Event

    Rent not received on the due date; the ladder starts from your rent schedule.

  2. Polite SMS

    A short message with the amount, the date and how to pay.

  3. Email

    A fuller note with the payment details and a way to tell you when it will be paid.

  4. Promise to pay

    The tenant's date is captured and the ladder pauses until it passes.

  5. Escalation

    Still unpaid: the property manager is brought in with the full history. Nothing loops forever.

Questions we get asked

Is chasing rent regulated?

Chasing rent is not FCA-regulated; tenancies are not credit agreements. The constraints are the harassment rules on frequency and manner, which is why the ladder caps attempts and escalates to a person rather than repeating.

Does it phone tenants?

By default it uses SMS and email. At most one automated voice reminder per arrears stage, and only where enabled after legal review.

What does the property manager see?

Every arrears event on one board with the stage, the messages sent, any promise to pay and the escalation point.
