Questions we get asked

Do letting agents need AML procedures?

Letting agency work falls in scope where rents reach the threshold set in the regulations, and sales agency work is in scope regardless. If you are registered with HMRC for supervision, you need written procedures specific to your firm — a template with someone else's name on it is not one.

What does HMRC actually ask to see?

Your written policies and procedures, your firm-level risk assessment, evidence that staff have been trained, and records showing the checks you say you do are the checks you did. The gap most firms have is the third and fourth, not the first.

Is a template enough?

No. The regulations require procedures proportionate to your firm's size, structure and risk. A generic document is evidence you did not do the assessment. That is what the £280 bespoke wizard is for — it builds the document from your answers about your firm.
