Yes. Estate agency work is supervised for anti-money laundering by HMRC under the Money Laundering Regulations 2017. Agencies must register with HMRC, appoint a nominated officer, carry out customer due diligence, keep a firm-wide risk assessment, and train staff — with records to evidence it during an inspection.
The Renters' Rights Act 2025 came into force on 1 May 2026. It abolished Section 21 no-fault evictions and fixed-term assured shorthold tenancies, moved all tenancies to periodic, introduced a new Section 13 rent-increase process on Form 4A, and added pet and anti-discrimination provisions. One transitional deadline remains live: any Section 21 notice served before 1 May 2026 must reach court by 31 July 2026 or it lapses.
Yes. Property sourcing is treated as estate-agency work under the Estate Agents Act 1979 and is supervised by HMRC under MLR 2017. Sourcers must register, apply customer due diligence across multi-party deals and introducer chains, and train staff on the sourcing-specific risks rather than standard single-party sales.
